New Mixed-Use Project Approved at 3300 Dempster Street

Construction is expected to begin later this year on a new 23 unit mixed-use residential building located at 3300 Dempster Street.  Overall the building will be four stories tall along Dempster Street (on the south) with a set back of half of a floor from the residences to the north.  The size of the rental residences varies from 750 square feet to 2,600 square feet and contain 12 one-bedroom, 8 two-bedroom, 2 three-bedroom, and 1 four-bedroom units.  

Replacing a long-vacant 10,000 square foot commercial building, 3300 Dempster will feature a modern design adjacent to the new Dempster Pulse Line. The entire ground floor facing Dempster Street will have a commercial façade with large windows.  Retail space will be located at the southwest corner of the building containing 1,320 square feet.  Along with retail, the lobby, amenity space, and garage parking for 25 vehicles will be located in the remaining portion of the ground floor as well as 15 additional parking spaces off of the alley adjacent to  the north.  Floors 2 and 3 will contain all of the 1 and 2 bedroom units with the fourth floor housing the 3 and 4 bedroom units and a rooftop deck amenity for all residents.   

3300 Dempster is a welcome addition as it will improve the character of the commercial and residential neighborhoods nearby and provide additional tax revenue to the School districts, the Village and other underlying taxing districts. Construction of the building is scheduled for completion in late 2023.
